When will I receive the report?

Turnaround depends on scope and scheduling volume. Typically, within 24–48 hours. When you book, we’ll confirm the expected delivery timing so you’re not guessing around your contract deadlines.


What should be on and accessible for the inspection?

For the most complete inspection, utilities should be on (electric and water at minimum, heat where applicable). Attic access, crawlspace/basement areas, the electrical panel, and mechanical equipment should be accessible. If something is off or blocked, we’ll document that limitation.


What are the most common issues you find in Suffolk County homes?

The biggest repeat offenders are moisture and water entry (basements, crawlspaces, and around windows/roof details), ventilation/insulation problems, and deferred maintenance that builds up in seasonal homes. Near the coast, we also see accelerated exterior wear from salt air and wind-driven rain, which can impact flashing, siding transitions, doors, and windows.


Can salt air and coastal weather damage a home?

Yes. Salt air and constant wind can accelerate corrosion on exterior fasteners, railings, connectors, and mechanical equipment near the coast. Wind-driven rain also finds weak spots in flashing, siding transitions, doors, and windows. We pay close attention to those areas.


I’m buying a home with a well—do you do Water Quality Testing?

We don’t assume well water is “good” just because it’s clear. If the home is on a well, we can recommend or coordinate water quality testing based on your needs (basic potability, bacteria, or other concerns).


If I smell a musty odor, does that mean there’s mold?

Not always, but it’s a reason to investigate. Musty odors often come from damp basements/crawlspaces, wet building materials, or HVAC moisture. If we find moisture indicators or suspect growth, we may recommend moisture diagnostics or a mold assessment.


I’m buying a seasonal home that stays closed up—does that change the inspection?

It can. Closed-up homes often hold humidity, which can lead to musty odors, condensation, and moisture issues in basements, crawlspaces, and HVAC areas. We’ll look closely at ventilation, dehumidifiers, drainage patterns, and any visible moisture impact.
