We serve the East End of Long Island, including the Hamptons (South Fork) and the North Fork through Riverhead—east to Montauk and Orient/Greenport, and west to Riverhead. If you’re unsure, send the address and we’ll confirm quickly.

Property address + town, service needed (or symptoms), timeline, approximate size, and known concerns like moisture, odors, leaks, prior remediation, or renovations. Photos are helpful.


Do you perform mold remediation or repairs?

No. We provide independent inspections/diagnostics and documentation. If remediation or repair is needed, we can help you understand scope and next steps, and you can hire the appropriate contractor.


What should I do before the appointment?

If you can, share any background: known leaks, recent storms, past repairs/remediation, where odors show up, and where staining is visible. Try not to do heavy cleaning of suspect areas right before the visit—documentation is easier when conditions are undisturbed.


Do you provide estimates or fixed fees before a site visit?

In most cases, yes. Once we have the address, property type/size, and what you’re trying to accomplish, we can provide a fixed fee. For complex diagnostics or consulting, we may propose a retainer or time & materials if the scope is likely to expand. We confirm pricing structure before any work begins.


Are your services independent?

Yes. We’re an independent third party focused on clear documentation and practical guidance so you can make informed decisions—buying, selling, maintaining, or planning work.


Should I get a mold assessment if I only smell a musty odor?

Yes, especially in seasonal homes. A musty odor often points to moisture conditions in basements, crawlspaces, wall cavities, or HVAC areas. The goal is to identify the moisture driver and document where conditions are strongest so you’re not guessing.


Can I send photos or reports ahead of time?

Yes—photos, prior reports, or a brief leak/remediation history helps us recommend the right starting point and avoid wasted steps.
